TLDR: We really enjoy living here and appreciate the sense of community. I recommend this apartment complex if you're looking for an affordable apartment that offers an in-unit washer and dryer, vinyl flooring (carpet in bedrooms), upgraded kitchen appliances (but no dishwasher), and free parking. While a few folks could be a bit more considerate, the positives far outweigh the negatives for us. Weâre happy here and look forward to sticking around for a few more years.
Detailed Review: My husband and I have lived here for about 3.5 years (as of this post), and overall, itâs been a great place to call home. Itâs a pretty quiet and affordable apartment complex for what you get (huge kitchen, good size pantry, large living room, and areas to use or add storage for the tiny bathrooms). Weâre tucked into one of the calmer areas and have had zero neighbor issues. The buildings were constructed around 1961, which means the walls are actual walls (no modern paper-thin surprises here). Once our neighbors are inside their units, we donât hear them at all. We live on the second floor, and weâve been told by our downstairs neighbors (this is our second unit in the same building) that they rarely hear us either. Weâve built great relationships with most of our building neighbors, and thereâs a genuine âlook out for each otherâ vibe. Parking has been easy for us. Thereâs free street parking as well as paid lots, but we stick with street parking since itâs the most convenient. Weâve never had an issue with car break-ins. The former towing company once towed our car illegally (Wyattâs), but the office staff jumped in immediately and got it resolved at no cost to us. Current management is fantastic. Danny Gonzalez is incredibly communicative and really seems to know whatâs going on around the property. Heâs also very aware of the âusual suspectsâ (think: folks who don't clean up after their dogs or treat patios like storage units). Maintenance deserves a standing ovation! Kirk is genuinely amazing. Heâs friendly, efficient, and somehow manages to fix everything that comes his way. Our dogs are his biggest fans, and weâre always happy to see him around the property. The location is perfect for our lifestyle. Weâre right at Wads and 44th, just a few blocks from I-70. Downtown Denver is about 15 to 20 minutes away, and the mountains are roughly 30 minutes out, which is the best of both worlds.
Of course, no place is perfect. Although the heating is wonderful (heat registers along a few baseboards in every room), the A/C is definitely lacking. Again, these are very old buildings, so the only cooling system is an in-wall unit at the front of the apartment. We offset this with fans throughout and window coverings on the west-facing windows. It's not perfect in the heat of the summer, but it's manageable. Luckily, CO summers don't last as long as other places in the US. The kitchens don't come with a built-in dishwasher, which is truly the only thing that I absolutely hate about this complex. (I have a countertop dishwasher that helps offset hand washing everything.) Additionally, there are a few things that management simply canât control, like occasional broken-down cars or random equipment parked along the side street between Yukon Ct and Yarrow St. That area sometimes causes traffic hiccups or looks a bit messy. Dumpster areas can also be hit-or-miss, depending on how residents (and the waste company) handle things. Occasionally, thereâs bulky furniture or other messes, which Kirk does his best to manage, but heâs only one person maintaining nearly 100 units and the grounds. The cleanliness outside can also vary, with the occasional trash, toys, or leftovers left behind. (Again, Kirk does his best, but it's not his sole responsibility.) Because of that, we usually walk our dogs in the neighborhood just behind the complex instead. Honestly, that works out fine for us since we enjoy longer walks and getting outside more anyway.
